INTRODUCTION

Over the last few decades, the Mexican Caribbean has become the favorite destination of both tourists and investors from all over the world. Since its creation in 1970, Cancun and the Riviera Maya have emerged as the area's most popular developments, with over 4 million visitors annually.

This same vision is now being applied to the southern part of Cancun's home state of Quintana Roo, which is witnessing the birth of the most ambitious tourist develpoment of the 21st Century: COSTA MAYA.

LOCATION

COSTA MAYA is located along the southernmost 131 kms. of the coast of Quintana Roo, on the Eastern shore of the Yucatan Peninsula, and just 12 kms. from the cayes of Belize. Its defined boundaries are:
North: Bay of Espiritu Santo
East: Caribbean Sea
South: Belize
West: Sian Ka'an Biosphere

CLIMATE

Located in the Tropics at latitude 18ºN, the mean annual temperature is 26 degrees C. (77ºF)

ATTRACTIONS

BIODIVERSITY

Simply marvelous!! Toucans and many other species of birds (over 80), deer, pheasant, wild cats and an incredible variety of other mammals and reptiles along with varied ecosystems such as virgen forest, mangrove, and coastal dune, make the COSTA MAYA one of the most biodiverse areas in the world. Inland water systems including lagoons, canals, and cenotes, abound.

REEF

Offshore, the Earth's second largest barrier reef system parallels the coast. It is home to an incredible variety of marine life, vertebrate, invertebrate, coral, and plants. This world-renowned marvel is a mecca for recreational divers and scientists.

The reef's major attractions are Chinchorro Banks (reef, over 120 shipwrecks), the cayes of Belize (1 hour from Xcalak by boat) and the Blue Hole (2 hours from Xcalak).

MAYAN ARCHAEOLOGICAL ZONES

Important sites such as Kohunlich and Kinichnah are a 15-minute flight from Xcalak.

WHAT'S FOR SALE

131 KMS. of beachfront properties consisting of:
1,110 lots of sizes varying from 20 meters to 5,000 meters of beachfront.
The depth of each lot or parcel will vary according to its geography.
Prices are in the range of $5,000 USD per linear beachfront meter ($1,000-1,700 USD per linear beachfront foot) and will vary depending on what the current owner feels his property is worth.

The state government of Quintana Roo opened this area to development, in 1997. Since then, the demand has been enormous and property values have increased with no forseeable end in sight.

The Mexican federal goverment and the state government have been investing in infrastructure in the area, including a new road from the main north-south highway (307) east to Mahahual and a new paved road south from Mahahual to Xcalak (a distance of 60 kms.).

For the last three years, a cruise ship dock in Mahahual has been receiving passengers arriving from Miami and Ft. Lauderdale.
